Introduction
Langdale View Guest House is one of the older mid 19thC properties in Bowness. Originally one very large family house the property is now semi detached with its own private car park and peaceful garden with summer house for our guests to use. We make every effort to meet the needs of all our guests, however being an older property there are some features that might make access difficult for people with limited mobility. There are steps into the house, all our bedrooms are upstairs and we do not have a lift. Our bed rooms whilst large by modern standards would unfortunately not be able to accommodate a wheelchair. Similarly we cannot accommodate children under 12 as we have do not provide family rooms. Our rooms are not large enough to comfortably accommodate cots or additional beds. |
We are situated only a few minutes walk up a hill from the centre of Bowness and can be accessed by road or private gate through the garden and up some steps. We are lucky enough to enjoy peaceful surroundings secluded at the end of a semi private single track road yet only minutes from the town centre and approximately 500m from the shores of Lake Windermere. |
There are 5 double en-suite rooms individually furnished and decorated to a high standard. Each room has all the necessary features to make your stay as comfortable as possible, plasma screen TV with DVD player, hairdryer, toiletries, fluffy towels, well stocked hospitality tray and radio alarm with integral ipod dock. There is also a fridge available for chilling wine and holding fresh milk for our guests. There is a very pleasant breakfast room overlooking the garden where we have a summer house for the use of guests, including those wishing to smoke. A lockable shed is available for cycle storage. |
Pre Arrival
| We are located at the end of a narrow road off Helm Road end of Craig Walk. There are bollards just past the property next to us preventing through traffic on Craig Walk. There is easy access along the road by cycle, on foot and by car from our property to the centre of the village. |
| Our garden exit has 7 steps down to a back gate leading to the centre of the village. These are lit at night but can become slippery if wet. |
| All documents are available in large print, some on line and all on request. We regret we do not have the facilities to provide documents in Braille. |

| Windermere rail and bus station are approximately 20 - 30 mins walk or approximately 2 miles. Free pick up is available on request if pre arranged with us. |
| There are local Taxi companies and we will book one for you in advance if requested. |
| Windermere town centre is approximately 2 miles away. |
| Bowness town centre is approximately 3 – 5 mins walk away. |
| Lake Windermere is approximately 500 metres away – Tourist Information location. |
| Ambleside town centre is approximately 6 miles away. |
| The nearest bus stop is outside the Royalty Cinema, Bowness, approximately 3 mins walk through the back gate. There are plenty of regular buses and additional Tourist open top services throughout the summer season. |
| We have a dog and he has no contact with our public rooms and guest facilities. We regret that we can’t accommodate pets other than guide dogs by prior arrangement. |
Parking & Arrival
| We ask our guests for an approximate arrival time to make sure that we are here to welcome you. |
| Our rooms are available from 3.30pm but earlier arrival can be arranged. |
| Parking is in a private tarmac car park to the side of the house and garden. |
| There are 6 parking spaces available; however the parking may be close. |
| The tarmac is slightly uneven on the wide path to the main entrance. |
| Please note that there are no designated disabled parking bays. |
| We are happy to assist with any luggage. |
| Our visitor entrance is to the front of the building facing the lawn and garden and is 78 cm wide. |
| There is lighting to the right side of the entrance lit during the evening and night. |
| There is a door bell and door knocker in the middle of the door. |
| There are 4 steps (av height 18cm, width 100cm) up to the entrance; no handrail and a raised thresh. |
| We have flower pots to the left of the steps and entrance and we would be happy to move any of these if requested in order to facilitate any guests during their stay. Unfortunately we do not have any ramps available. |
| We are happy to make arrangements with you regarding your arrival over the phone or email prior to your stay. |
| There is a boot scraper by the main entrance. |
| We have drying facilities for outdoor clothing and a hosepipe for washing off outdoor clothing and bikes. |
Main Entrance, Hallway & Receptions
| Please ring the door bell for attention on arrival even if the door is open. |
| The hallway leading on from the door is bright and well lit. It is 98cm wide but has a radiator and a cupboard reducing to width to 67cm at its narrowest by a skirting board. |
| The floor covering is level throughout and is coir carpet followed by short pile fitted carpet. |
| The Breakfast Room is accessed from a door on your right as you enter the house. |
| On arrival we provide tea/coffee and biscuits or cake either in guest rooms or the Breakfast Room. We ask you to complete a registration form, show you to your rooms and explain our facilities. You are free to come and go as you please all we ask is that consideration is shown for others during your stay. |
Public Areas
| The hallway leads directly to the stairs that access the bedrooms. The guest rooms are on the first and second floors of the building. |
| The covering on the stairs is short-pile fitted carpet. |
| There is a handrail on the right hand side of all the internal stairs leading to the bedrooms. |
| There are 11 steps (av height 19 cm, 84cm wide) up to the first small landing followed by a further 4 steps leading to the bedrooms on the first floor (3 double ensuite rooms). 11 steps then lead up to a further small landing with a further 3 steps leading up to the bedrooms on the second floor (2 double ensuite bedrooms). |
| All the doors in the house are manual doors. The Breakfast Room and bedroom doors are fitted with fire closures making them heavier to open than those without. |
| The house is centrally heated throughout but temperatures can be adjusted in all guest bedrooms to suit your requirements. |
| The house is non-smoking. Guests wishing to smoke are asked to use the summer house in the garden where there is seating and a sand bucket available to extinguish cigarettes. |
Breakfast Room
| Breakfast is served in our Breakfast Room 8.30 – 9.15 am accessed from the main hallway into the building. An earlier breakfast can be arranged if requested. |
| The entry is level and the door width is 79cm. |
| There is an oak floor throughout. |
| When full there are 5 tables (67cm x 67cm) and 10 chairs without arms, all the same size and all moveable to accommodate larger parties. |
| There is a table, side board and dresser serving cereals, juice, fruit, yoghurts, jams and marmalades and storing cutlery, dishes etc. |
| The main course of breakfast is by waiter/waitress served. Guests help themselves to cereals, juice, fruit, yoghurts, jams and marmalades but this could be served on request. |
| Details of our breakfast menu are given to guests on arrival, are in the guest information folders in bedrooms and are available on our website. |
| Menus can be provided in larger print by prior request. |
| We ask if you have any special dietary requirements before you visit. We provide for vegetarian, vegan, gluten free and other diets. |
| There are two lounge chairs, coffee table containing leaflets and general interest items on walks etc. We are happy to photocopy sections of OS maps if you would like additional information for your walks. |
General Bedroom Information
| All bedroom entrance doors are fire doors fitted with fire closures making them heavier than ordinary doors to open. |
| Emergency procedures are displayed on the back of all the bedroom doors. |
| All bedroom flooring is short pile fitted carpets. |
| There are hair dryers, iron & board, additional blankets, tissues, cotton wool & cotton buds, hospitality tray (tea, coffee, hot choc, biscuits), kettle, wine glasses and cork screw. |
| There is a flat screen TV with integral DVD player, a radio alarm clock with integral ipod dock. A small DVD library is available in the hallway. |
| There is a fridge on each landing providing fresh milk and wine/water chilling facilities for our guests. |
| There are ceiling lights and two bedside lamps. |
| There are in room sounders for the Fire Alarm. Arrangements will be made with guests who are hard of hearing and those with mobility issues. |
| Guest information folders hold breakfast menus, packed lunch menus and all our facility information. There is also a folder containing information about places of interest and things to do around about the area, to compliment the leaflets available in the Breakfast Room. |
| All bedrooms are serviced daily. |
| Our environmental notice states that towels are changed every 2 days, bed linen will be changed after 3 days to reduce our impact. All towels and linen will be changed on request at any time. |
| All bed linen is 100% Egyptian cotton. |
| We use duvets throughout the bedrooms, but are happy to supply blankets and sheets if requested. |
| All pillows and duvets are synthetic. |
| You are welcome to store medication or dietary foods in our fridge providing it is securely boxed and clearly marked if you would prefer. |
| Each room has storage space of a wardrobe with wooden hangers, dressing table with comfortable chair, drawers and mirror, bedside cabinets with drawers. |
| Some furniture can be moved if required. |
| All our bedrooms are ensuite. |
Ensuites
| Ensuite facilities consist of showers with average of 10cm step up to enter, WC and wash basin. |
| All are level entry and tiled throughout with floor standing toilet tissue dispenser and pedal bin. |
| There is a glass shelf and mirror with electric shaver point. |
Wansfell (Room 1) Double Ensuite
| Located first door on the left on the first floor. |
| The door width to the room is 84cm wide. |
| 3 steps lead down to the ensuite (average height 20cm) with a door width of 70cm. |
| The bed is a metal bedstead of height 50cm with a memory foam mattress. |
Coniston (Room 2) Double Ensuite
| Located second left on the first floor down a short corridor of 86cm width. |
| Entrance to the bedroom is through a door of 84cm width, down a further short corridor and down 3 steps (average height 20cm). |
| Door to the ensuite is 70cm wide. |
| The bed is wooden of height 56cm with a sprung mattress. |
Kentmere (Room 3) Flexible Ensuite
| Located directly ahead on the first floor. |
| The door width to the room is 84cm wide. |
| The accommodation can be of 2 standard single beds or of a super king size bed of height 59cm and is a divan base with a sprung mattress. |
| There are 2 chairs. |
| Door to the ensuite is 70cm wide. |
Fairfield (Room 4) Double Ensuite
| Located directly ahead on the first floor. |
| The door width to the room is 84cm wide. |
| The accommodation can be of 2 standard single beds or of a super king size bed of height 59cm and is a divan base with a sprung mattress. |
| There are 2 chairs. |
| Door to the ensuite is 70cm wide. |
Langdale (Room5) Double Ensuite
| Located directly ahead on the second floor. |
| The door width to the room is 76cm wide. |
| The bed is wooden of height 47cm with a memory foam mattress. |
| There are two chairs. |
| Door to the ensuite is 70cm wide. |
Outdoor Facilities
| We have a small lawned garden area with flower beds, summer house, greenhouse and patio area. |
| Our guests are welcome to enjoy our garden at all times. |
| Our garden is to the front of the house directly opposite the main entrance. There is a small step onto the lawn and patio. |
| There is garden furniture available for guests to use. |
| Access to the village is through the back gate directly adjacent to the garden shed at the bottom of the garden. The gate is locked at all times to ensure security and privacy for our guests and is lit at night. Everyone is given a key on arrival. |
Additional Information
| Mobile phone reception is generally very good. |
| Internet access is available in the Breakfast Room either via your own wireless facilities on laptop or Blackberry etc or we can provide a laptop for limited use. |
| There are fire extinguishers by the main entrance, along with a break glass point, and on each landing. A continuous alarm sounds in the event of a fire. |

Future plans
| We are planning to investigate the feasibility of installing grey water recycling for flushing toilets. |
| We will be aiming to re-tarmac the drive and car park once we have made a decision on the grey water recycling which is likely to be in the 1-2 years. |
| All our internal guest and public room facilities and furnishings are new from May 2009 therefore there are no plans as yet to replace or install any new items. |
| We are looking to provide wifi throughout the property in the next year. |
