Langdale View Guest House is one of the older mid 19thC properties in Bowness. Originally one very large family house the property is now semi detached with its own private car park and peaceful garden. We make every effort to meet the needs of all our guests, however being an older property there are some features that might make access difficult for people with limited mobility.  Our access lane is part way up a steep hill and there are steps into the house, all our bedrooms are upstairs and we do not have a lift. Our bed rooms whilst large by modern standards would unfortunately not be able to accommodate a wheelchair. Similarly we cannot accommodate anyone under 18 as we have do not provide family rooms or facilities for children. Our rooms are not large enough to comfortably accommodate cots or additional beds.

We are situated only a few minutes walk up a hill from the centre of Bowness and can be accessed by single track narrow lane or on foot through the bollards on the newer part of Craig Walk. We are lucky enough to enjoy peaceful surroundings secluded at the end of a semi private single track narrow lane yet only minutes from the town centre and approximately 500m from the shores of Lake Windermere.

There are 5 double occupancy en-suite rooms individually furnished and decorated to a high standard with the room descriptions mirroring the bed size, room size and whether there is a view. Each room has all the necessary features to make your stay as comfortable as possible, flat screen TV with DVD player, hairdryer, toiletries, fluffy towels, dressing gowns, well stocked hospitality tray and radio alarm with integral ipod dock. There is also a chiller available on each landing for cooling wine and drinks for our guests. There is a very pleasant breakfast room overlooking the garden.

We are located at the end of a single track narrow lane off Helm Road end of Craig Walk. There are bollards just past the property next to us preventing through traffic on Craig Walk. There is easy access along the road by cycle, on foot and by car from our property to the centre of the village.

All documents are available in large print, some on line and all on request. We regret we do not have the facilities to provide documents in Braille.

  • Windermere rail and bus station are approximately 20 – 30 mins walk or approximately 2 miles.
  • There are local Taxi companies and we will book one for you in advance if requested.
  • Windermere town centre is approximately 2 miles away.
  • Bowness town centre is approximately 3 – 5 mins walk away.
  • Lake Windermere is approximately 500 metres away – Tourist Information location.
  • Ambleside town centre is approximately 6 miles away.
  • The nearest bus stop is outside the Royalty Cinema, Bowness, approximately 3 mins walk back through the bollards and through onto the main road. There are plenty of regular buses and additional Tourist open top services throughout the summer season.

 

We have two dogs and they have no contact with our public rooms and guest facilities. We regret that we can’t accommodate pets other than guide dogs by prior arrangement.

  • The hallway leading on from the door is bright and well lit. It is 98cm wide but has a radiator and a cupboard reducing to width to 67cm at its narrowest by a skirting board.
  • The floor covering is level throughout and is coir carpet followed by short pile fitted carpet.
  • The Breakfast Room is accessed from a door on your right as you enter the house.
  • On arrival we welcome you into our breakfast room and explain our facilities and anything you need to know such as how to order specials for breakfast and how to access the gym. You are free to come and go as you please all we ask is that consideration is shown for others during your stay.

  • The hallway leads directly to the stairs that access the bedrooms. The guest rooms are on the first and second floors of the building.
  • The covering on the stairs is short-pile fitted carpet.
  • There is a handrail on the right hand side of all the internal stairs leading to the bedrooms.
  • There are 11 steps (av height 19 cm, 84cm wide) up to the first small landing followed by a further 4 steps leading to the bedrooms on the first floor (3 double ensuite rooms). 11 steps then lead up to a further small landing with a further 3 steps leading up to the bedrooms on the second floor (2 double ensuite bedrooms).
  • All the doors in the house are manual doors. The Breakfast Room and bedroom doors are fitted with fire closures making them heavier to open than those without.
  • The house is centrally heated throughout but temperatures can be adjusted in all guest bedrooms to suit your requirements.
  • The house and grounds are non-smoking. There is a £50 cost if smoking is in the rooms and guests will be asked to leave

  • All bedroom entrance doors are fire doors fitted with fire closures making them heavier than ordinary doors to open.
  • Emergency procedures are displayed on the back of all the bedroom doors.
  • All bedroom flooring is short pile fitted carpets.
  • There are hair dryers, iron & board, dressing gowns, tissues, cotton wool & cotton buds, hospitality tray (tea, coffee, hot choc, biscuits), kettle, wine glasses and cork screw.
  • There is a flat screen TV with integral DVD player, a radio alarm clock with integral ipod dock. A small DVD library is available in the hallway.
  • There is a chiller on each landing for your wine/drinks chilling facilities for our guests.
  • There are ceiling lights and two bedside lamps.
  • There are in room sounders for the Fire Alarm. Arrangements will be made with guests who are hard of hearing and those with mobility issues.
  • Guest information folders hold breakfast menus and all our facility information. There are tourist information leaflets available in the Breakfast Room.
  • All bedrooms are serviced daily before 12.00 unless the do not disturb notice is displayed on your door handle.
  • Our environmental notice states that towels are changed every 2-3 days or if placed in the shower or on the bathroom floor, bed linen will be changed after 3 days if stays are longer than 6 days to reduce our impact. All towels and linen will be changed on request at any time.
    All bed linen is 100% Egyptian cotton.
  • We use duvets throughout the bedrooms and all pillows and duvets are synthetic.
  • You are welcome to store medication or dietary foods in our fridge providing it is securely boxed and clearly marked and do not require 24 hour access.
  • Each room has storage space of a wardrobe with wooden hangers, dressing table with stool, comfortable chair (s), drawers and mirror, bedside cabinets with drawers.
  • Some furniture can be moved if required.
  • All our bedrooms are ensuite with a shower.

  • All are level entry and tiled throughout with floor standing toilet tissue dispenser and pedal bin.

  • We have a small garden area with flower beds and patio area.
  • Our guests are welcome to enjoy our garden at all times.
  • Our garden is to the front of the house directly opposite the main entrance. There is a small step onto the patio.
  • There is garden furniture available for guests to use.
  • Access to the village is either back down the access lane and hill where you originally arrived by car or  through the bollards at the other end of the lane and through to the main road.

  • Mobile phone reception is generally very good.
  • Internet access is available throughout the building.
  • There are fire extinguishers by the main entrance, along with a break glass point, and on each landing. A continuous alarm sounds in the event of a fire.

Check-in
Your room will be available after 4pm. Your check in time will be from 4 until 7pm ; We do not admit arrivals after 9.00pm and reserve the right to cancel a booking or refuse admittance based on late check in outside of our usual times.

You are generally welcome to come and park should you wish to arrive earlier than 4pm as long as you let us know in advance.  We send a text usually a couple of days before your arrival to check what time you are likely to reach us and to make sure you have contact details for us on your day of travel. We ask that if you are arriving earlier than your check in times that you let us know and we can make arrangements should we be out.

We ask your approximate arrival time when you book and ask for a mobile number in case of any unexpected problems on the day of your arrival.

To reserve a room we ask that you provide us with credit or debit card details (type, number, expiry date, issue number or valid from date, and the last three digits shown on the signature strip).

Please note a deposit equal to your first night’s stay is payable at the time of booking if not making a non-refundable booking where full payment is required at time of booking.

The cards we are able to take are Visa, MasterCard, Delta, Solo, JCB or Maestro. Card details are held as surety and will be used for non-arrival or cancellation at short notice as outlined in our cancellation policy below.

Any outstanding balance from your bill will either be taken from the card used originally to book with us on your arrival or as cash.  If you wish to use a different card please tell us on your arrival and supply us with full details, as all payments at the Guest House is via sage pay on line through computer. We can also supply a payment link via email either before or during your stay.

All tariff prices quoted are per person in a room with an en-suite shower/bathroom and includes your choice from our breakfast menu.

We are sorry but we unable to cater for those under the age of 18 years.

We are pet free except for Guide or Hearing Dogs. Please let us know if you are bringing them when you make your booking.

If the specific room reserved is rendered unusable through circumstances beyond our control we reserve the right to transfer the booking to another room. In the unlikely event of us being unable to offer you an alternative room at Langdale View we will make all reasonable attempts to find you similar accommodation elsewhere.

Langdale View and its grounds  are  No Smoking and bookings are only accepted on this basis. We reserve the right to ask guests to leave if we feel they have smoked in the room and an extra charge will be made to your account to cover the cost of cleaning.

Cancellation Policy2017-12-24T18:56:42+00:00

Where 14 days or more notice (28 days at Christmas and  New Year) is given, your deposit will be refunded minus a £25.00 cancellation charge to cover card transaction costs and administration fees.

Where less than 14 days notice (28 days at Christmas and New Year) is given and we are unable to re let the room for any of the cancelled dates, the card provided will be charged the full amount for those dates left unlet.

If all or part of the stay is cancelled after arrival the full cost of the stay will remain payable on departure.

We advise that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
